Roof Cleaning removes moss, lichen and moulds form the roof tiles. This is achieved by either a Low Pressure Wash or Softwash roof clean. What Is Low Pressure Wash Roof Cleaning? Roof Cleaning using a pressure washer that has a variable control allowing the operative to reduce the pressure as required for the task. The results for pressure cleaning the roof can be seen the same day as the cleaning. What is Softwash Roof Cleaning? This is where the roof is scraped with special tools removing the bulk of the moss before being treated with a premium biocide.

Low Pressure Roof Cleaning:

There are certain roof tiles that do not benefit from low pressure cleaning so for these roof tiles we would recommend softwashing but we would advise which is the best solution to clean the property roof. Cleaning is carried out in two stages: 1) The roof is washed using our low pressure jet wash which removes the bulk of visible dirt lichen and moss. The roof is then rinsed of all debris before the next step. 2) The second stage is the application of a premium inhibitor (residual cleaning properties) at the correct dilution rate according to the manufactures instructions killing any residual spores. The application of the inhibitor is essential as it will slow the regrowth of moss lichen etc a reasonable expectation is that the roof surface will be biofilm free for 18-36 months before a second treatment is required.

A Few Myths about roof cleaning

There are always a few myths about roof cleaning using pressure washing. 1) It will move the tiles- not correct Interlocking Concrete Tiles weigh between 40-60kg per square metre natural slate around 30-40kg. 2) It damages the tiles-there is a very small loss of tiles surface which is less than 1mm the wind rain snow etc. over time will have removed more than this.

Is roof cleaning Necessary?

The function of the roof is to protect the property below from the elements. Think of it as an umbrella shedding the rain, snow into the rain water gutters. The problem with moss is it retains large volumes of water which can over a long period of time degrade the tile below, but it also hampers the direct flow of water off the roof again keeping the roof wetter for longer exacerbating the issues. Moss can also block gutter valleys drains which can be costly to resolve and it also falls to ground level with help from the birds or heavy rain which requires continual sweeping up.

I have used Cotec twice now over the past 6 years and cannot recommend them highly enough. They undertake the work to a very high standard and the clean up operation was exceptional. Sam even came back at a later date with a replacement tile that he had discovered to repair a slightly cracked one in my roof. There are a number of companies advertising similar services but I would be surprised if anyone can match this standard. All work completed as per the Statement of Work, on time and at the agreed price. I will certainly be using them again in two years time when the roof needs cleaning.
